경상북도개발공사(사장 이재혁)는 저출생 대응과 주거 취약계층 지원을 위한 주택공급 정책의 일환으로 경상북도와 고령군의 재정 지원을 바탕으로 매입임대주택 공급을 추진한다고 7일 밝혔다.

이번에 공급되는 주택은 고령군 쾌빈리와 고아리 일원에 위치하며, 청년형 21호, 신혼·신생아형 19호, 일반형 8호 등 총 48호 규모다. 무주택 세대구성원 가운데 일정 소득 및 자산 기준을 충족할 경우 최대 20년까지 거주할 수 있다.

임대료는 주변 시세 대비 30~50% 수준으로 책정됐으며, 고령군과의 협약을 통해 임대료의 40%를 추가 지원받을 수 있어 실질 부담이 크게 낮아진다. 지원 적용 시 월 임대료는 최저 9만 원에서 최고 18만 원 수준으로, 하루 약 3,000원에서 6,000원 수준에 해당한다.

특히 이번 모집에서는 각 유형별 공급 물량의 30% 이내에서 ‘고령군 외 거주자’도 별도 선발해 외부 인구 유입을 유도한다. 기존에는 일부 유형이 지역 거주자로 제한됐으나, 자격 요건을 완화해 수요 확대를 도모했다.

주택은 모두 신축 매입임대주택으로, 다양한 커뮤니티 시설도 함께 조성된다. 쾌빈리 단지에는 초등학교 인접 입지를 활용해 226㎡ 규모의 ‘다함께 돌봄센터’가 들어서며, 고아리 단지에는 공용라운지와 강의실, 회의실, 스터디실, 미디어 스튜디오 등을 갖춘 263㎡ 규모의 ‘청년커뮤니티센터’가 마련될 예정이다.
